Loans secured by property, sized on income and value: underwrite the business plan, the loan while the plan is half done, and the refinance at the end.

Real estate lenders make loans secured by a property, repaid from its rent and, at maturity, from a sale or a new loan. Private credit funds focus on transitional (bridge) loans: properties that are being re-leased, renovated or repositioned and don't yet qualify for a cheap long-term loan from a bank, insurer or CMBS lender.
The lender is underwriting a plan, not a finished asset. The property's income today usually doesn't cover the interest; the bet is that it will once the plan is done, and that the finished property will refinance the loan.
The three questions
Is the business plan achievable in this market? Does the loan survive while the plan is half done? Will the stabilized property support a refinance big enough to repay you?
| Metric | How it's calculated | What it tells you |
|---|---|---|
| Net operating income (NOI) | Rent and other income less property operating costs (before interest, capex and leasing costs) | The property's cash earnings: the base for every other ratio |
| Debt yield | NOI ÷ loan amount | How much income the loan's balance earns, independent of rates and cap rates. Permanent lenders often need 8–10% |
| Loan-to-value (LTV) | Loan ÷ appraised value | Equity cushion beneath the lender; check as-is and stabilized values separately |
| Cap rate | NOI ÷ value | How the market prices income; a higher cap rate means a lower value for the same NOI |
| Interest coverage / DSCR | NOI ÷ interest (or interest plus principal) | Whether rent covers the debt today and at the rate-cap strike |
| Occupancy and rent vs market | Leased area ÷ total area; in-place rent vs broker market rent | How much upside is real and how much is the sponsor's hope |
